Zero Down Financing

On this page we will discuss how you can buy property with Zero Down Financing.

Learning how to purchase property without putting any money down allows many people
the opportunity to invest in real estate that otherwise might not be able to afford to do so.

Purchasing real estate is one of the best investments you can make,
because while many major purchases such as cars, motorhomes, boats, etc.
go down in value after they are purchased,
real estate generally goes UP in value,
ensuring you a profit and thereby making it a wise investment.

Owning real estate has tax advantages too, because of the new law
stating that if you live in your house for two years
you can sell it without paying capital gain taxes,
up to $500,000 if you're married, or up to $250,000 if you're single.
And you can repeat this process every two years by law.

(Previously, you had to wait until you were 55 years old,
it was only up to $125,000, and you could only do it once in your lifetime.
So as you can see, this is something you should try to take advantage of,
in case the law changes again.)

And, now that you can purchase real estate thru a bank with zero down financing,
it is definitely a very wise investment.

* The best and easiest way to get zero down financing is thru a bank or a loan broker.
It can be done in either one loan or two (a first and a second).

* You must specifically ask for the zero down financing,
and it is also advisable to get an adjustable loan program.
With an adjustable loan program the rate is lower,
and you can also refinance six months later to get a lower rate
or to get cash out from your property for repairs or improvements,
which will ultimately increase the value of your property.

* Make sure to let the bank know that you are 'shopping around'
so that they will give you the most competitive rate.
Also be sure to ask for whichever loan program
that offers the lowest or no cost to you.

* If for some reason the property you wish to purchase does not qualify for zero down financing,
you can always negotiate directly with the seller to carry the second loan,
so you don't have to come up with a down payment.
